Home Sales are booming in South Florida. The key question facing the homeowner who is considering the sale of his or her residence is: How can I get the best deal and will a Realtor help?

The Realtor representing potential buyers (“Buyers Broker”) can perform a number of valuable services for the home owner by:

►Bringing a larger number serious and secure buyers to the Seller’s home,

►Providing free professional assistance with closing forms, disclosure documents

►Handling deposits by placing down payments with a third party escrow company.

The Buyer’s Broker gets his leads by reviewing the area’s Multiple Listing Service, the MLS listings. The homes for sale by members of the local Board of Realtors are listed in the MLS data base and are visible to all interested Buyer’s Brokers who are working for individual serious prospects. The MLS is the most effective marketing tool available to the homeowner. It’s the MLS that will sell your home – the fastest and at the highest price. When a realtor is contacted by a buyer, the Realtor goes right to the MLS to locate properties which meet the buyer’s criteria.

Home owners get their homes listed on the MLS via Listing Agents (“Listing Broker”) who represent the Seller. For this service the typical charge is 3% of the Sales Price when a sale is completed. On a sales price of $400,000 the homeowner can expect to pay $12,000 to the Listing Broker and $12,000 to the Buyer’s Broker. Do the math - that’s $24,000…..

TVO Realty can list your home for a flat fee of$295 thereby generating a saving of $12,000 on a $400,000 sales price. This is the same MLS system that the local Realtors use and we’ll also see that the listing appears on the internet via Realtor.com. The only Realtor you will pay, in addition to our small flat fee, is that Realtor who closes the deal. If you sell your home to someone not represented by a Broker you are not obligated beyond the flat listing fee - you save the entire $24,000.
